Sliding Windows in Dubai: Repair or Replace?

A practical decision guide for tired aluminium sliding windows in Dubai — which faults are cheap repairs, which mean replacement, and what a new system actually buys you.

The question worth asking first

Not “is it broken” but “is the frame and track sound”. Almost everything else on a sliding window is a serviceable part. If the frame is straight and the track is not deformed, you are looking at a repair — often a very cheap one.

What is genuinely repairable

  • Rollers. The most common failure by a wide margin. Sand grinds them down and the sash starts dragging.
  • Gaskets and brush seals. UV hardens them; they stop sealing and you get dust and draught.
  • Handles, locks and catches. Mechanical parts, routinely swapped.
  • Cracked or blown glass. Replaceable in most framed systems without touching the frame.
  • Track inserts. Some systems take a replaceable track insert, which turns a worn track into a repair rather than a replacement.

When replacement is the honest answer

  • The track is visibly deformed and takes no insert.
  • The frame is corroded at the base, usually from years of standing water and poor drainage.
  • Sections have flexed permanently and the sash no longer meets the frame along its length.
  • The system is proprietary and obsolete, with no parts available in the region.

What a new system buys you

Beyond simply working, a modern system gives you a thermal break, better gasket design and deeper drained tracks. On a sun-facing elevation with double glazing and a low-emissivity coating, the reduction in solar heat gain is genuinely noticeable in cooling load — which is the strongest argument for replacement when the numbers are close.

The cost logic

A roller and seal service costs a small fraction of a new window. Our rule of thumb: if the repair restores the window to properly working condition and the frame has years left, repair. If you would be repairing the same window again within two years, replace it and get the thermal upgrade while you are at it.

Roller and seal work is the cheapest intervention on a window — far below replacement. We quote after seeing it, because the fault determines the cost and there is no useful average.

How do I stop sliding windows sticking?

Vacuum the track rather than brushing sand deeper into it, and lubricate once or twice a year. Sand in the track is what destroys rollers.

Is it worth upgrading to double glazing?

On any elevation taking direct sun, yes. The reduction in solar heat gain shows up in cooling load. On shaded elevations the case is much weaker.
